First Regus Centre opens in Middleburg in September as the demand for hybrid working continues to rise
IWG and Nungu Property Group, a Mpumalanga property expert, partner to open the first Regus - part of IWG - the world’s largest provider of hybrid work solutions - in Middleburg this month. The cultural heartland of Mpumalanga, Middleburg, serves as the agricultural, Industrial and communication centre for the surrounding area and is known as Africa's stainless-steel capital.

Amidst the growing demand for hybrid work and the unprecedented need for flexibility, the opening on the 21st September 2023 comes at a perfect time to provide flexible options in this growing town in a prime position at 5@Dolerite, Middelburg.
The need for hybrid working spaces provides an opportunity for businesses of all sizes in and around the area that are looking for a hub and spoke option, giving their employees access to a network of local offices, whether it be business travellers, SME’s or larger corporations that have a national footprint. “We find that Middelburg has many small and startup businesses for whom a conventional office is just too expensive. In a lot of cases the office is more of an address than an actual working environment, but remains a requirement by their clients, says Gerrit Van der Merwe, Director of Nungu Property Group.
“In other instances, larger firms require a footprint in the area, but maintaining a conventional office is an expensive option. As such we’ve partnered with IWG to set up a Regus centre in Middelburg to accommodate this largely overlooked segment of the market. Through this partnership we have put up a state-of-the-art facility in a sought-after location, offering world-class amenities on a small scale in an accessible location”, Van Der Merwe adds.
Nungu Property Group is a commercial real estate development company in Middelburg and surrounding areas, specialising in Industrial, Light Industrial, Office Space as well as mixed-use developments.
Businesses are increasingly attracted by the idea of operating from spaces that don't necessitate set-up costs or capital investment whilst avoiding long-term leases. A hybrid model accommodates all employees—freely providing them with a local place to work and flexibility to work wherever is most convenient, rather than wasting valuable time on long commutes while, at the same time, reducing overhead office space.
Regus is at the forefront of a booming industry, and with 30 years of experience, it's also a company with a strong track record in office management, with over 3,500 locations worldwide. “The traditional model of pricey unused offices with companies committing to long, inflexible leases are a thing of the past, and we are seeing a shift to a hybrid and more flexible network of local offices, whilst businesses are opting for flex space where you can scale up or down as needed,” says Joanne Bushell, MD IWG Plc. South Africa.
The centre offers private office space, coworking areas, state-of-the-art meeting and interview rooms, and a lounge available to members. This all comes with high-speed Wi-Fi, is fully furnished and equipped, and can be configured to spec, with friendly, competent staff to handle requests 24/7.
The centre is responding to the shift of workspace layouts going beyond conventional collaborative models and focusing on multi-faceted and multi-functional arrangements, which are taking the flexible working trend to the next level. In a town flourishing with economic activity that varies from mining, power generation, metallurgic industries, dry land and subsistence agriculture to eco-tourism, flexible offices that promote the shift to hybrid working are fast becoming a necessity.
“With multiple brands in South Africa, including Regus, Spaces and HQ, partnering with Nungu Property Group in Middleburg is the perfect example of bringing hybrid work solutions into the suburban locations and the cities and towns outside of the main metro areas where the need is growing”, adds Bushell.
